Maintenance Foreman at The Kahala Resort
General Responsibilities
To assist in the supervision and instruction ofthe Maintenance Department and works with Maintenance personnel, various departments and companies, to ensure an attractive, well maintained facility. Performs maintenance and repair work in support of quality standards encompassing a variety of skills in the different trades, including, but not limited to, carpentry, masonry, air conditioning and refrigeration, painting and wall covering, plumbing, electronics and electrical and mechanical work.
Specific Duties
•Assigns manpower to various routine and non-routine tasks ensuring proper utilization of
available manpower.
•Visually inspects work of other maintenance employees and performs a variety of labor
tasks in the various trades. This involves the ability to lift, grasp, carry or transport items
weighing up to 50 lbs. or up to 200 lbs. with wheeled assistance and the ability to travel
to various indoor and outdoor sites throughout the facility.
•Consults daily with maintenance management to review current operational conditions,
including but not limited to, completed and projected work, staffing requirements, and
other issues significant to the smooth operation of the Maintenance Department.
•Instructs maintenance employees in the proper procedures, established standards and
operating guidelines of the department and various tasks.
•Maintains a daily foreman log noting pertinent
operations or mechanical occurances
during scheduled shifts. Reviews log information with the relieving foreman or senior
maintenance employee.
•Reviews material inventory levels with storeroom clerk to ensure material levels are
sufficient for uninterrupted routine repairs, retrieving inventory information from a
computer. Reviews material requirements for projected jobs or projects.
•Communicates with other hotel management relative to maintenance operations through
written or verbal communication. Completes required reports using a computer.
•Works with various governmental agencies or institutions ill support of the various
mechanical systems of the facility ensuring optimization of energy consumption and
equipment usage and direct other maintenance employees to that end.
•Report all suspicious persons or activities and hazardous or unsafe conditions to the
Security Department.
•Provide instruction and/or guidance for guest and employee safety in fire or other
emergency situations.
•Respond to all guest questions. Provide guest assistance, direction and information as
requested when working in public areas.
• Performs labor tasks encompassing a variety of skills in the different trades.
•Performs administrative functions related to the support and documentation of
maintenance programs and other maintenance related tasks as directed.
Specific Job Knowledge, Skills & Abilities
•Basic knowledge of skilled trade activities and equipment and parts used in carpentry,
masonry, air conditioning and refrigeration, painting and wall covering, plumbing,
electronics and electrical and mechanical work.
• Knowledge of state and county building codes.
• Knowledge of all utility and sewer systems associated with hotel operations.
• Working knowledge of OSHA safety procedures and regulations.
• Skill in use of a variety of power and hand tools.
• Ability to troubleshoot and correct all Engineering Department equipment repairs.
•Basic trade mathematical skills in order to calculate quantities of material, areas covered,
layout plans, work off blueprints and prepare moderately complex mathematical
calculations using a calculator.
•Ability to assign and supervise daily work schedules to be completed by Engineering
personnel.
•Basic English language communication skills in order to read blueprints and mechanical
drawings, communicate with co-workers and fully comprehend job assignments.
•Ability to read and comprehend electrical and building blueprints, OSHA manuals, fire
codes, instructional manuals, memos and directives
•Must be able to work varying shifts and maintain attendance in accordance with the
hotel's attendance policy.
• Ability to comply with hotel rules and regulations including policies.
Experience
•5 years experience in a primary trade of carpentry, plumbing, electronics, masonry,
mechanics, air conditioning or painting and wall covering, general maintenance work and
the basic operation of Engineering Department related procedures
• Supervisory experience required
• Computer experience preferred
Licenses or Certification
• Certification of tuberculosis clearance required.
• CPR and Standard First Aid Certification preferred.
•License for plumbing, engineering or journeyman qualifications in at least one of the
basic trades of carpentry, masonry, mechanics, air conditioning, painting and wall
covering, and electronics.
• Type 3 Hawaii Driver's Licence and clear Driver's Abstract
Physical Requirements
•Ability to push, pull or otherwise transport objects or materials weighing up to 200 lbs.
Using a hand truck/cart or other wheeled assistance.
•Ability to perform tasks consistently while bending, stooping, twisting, kneeling or
standing while supporting, grasping, lifting, or carrying items weighing up to 50 lbs.
• Ability to climb ladders, occasionally working at heights above 30 feet.
•Sufficient manual dexterity of hand to manipulate switches, operate fine hand tools and adjust and maintain equipment.
